Getting Started
I’ll what to know what you are looking to change. How is your current home not meeting your needs? What is on your wish list for your next home? With this and a budget in mind, it’s time to meet with a lender and get pre-approved. I can provide several lenders that may be a good match for you and having a pre-approval strengthens your bargaining power when negotiating with a seller.
I’ll review the current inventory of homes in areas you are interested in and present these to you with my thoughts. We can tour any that feel like a good fit. As we tour homes, it is very normal to adjust your list of wants and needs as your goals become clearer.
Discovering New Listings
I add your search criteria to my MLS, so that I can be notified of new properties come onto the market. With I review each before sending it to you with my thoughts. I also check the MLS daily. Sometimes I will find properties that meet your needs, but were missed by my MLS tools. You can receive these new listings too and we will tour any that feel like possibilities.
Negotiating the Right Price for Your Goals
Once you have found the right house, I will prepare a Comparative Market Analysis (CMA) to determine fair marketvalue – but there is more to an offer than price. In your offer we will consider closing dates, down payment, and manyother items. I will explain your rights and responsibilities and guide you through negotiations as we submit your offer.
I prefer to present your offer in person to the listing agent, which gives me the opportunity to explain its details,overcome objections, build rapport, and answer any questions the sellers may have – giving you the best chance forsuccess. If countered, that is our opportunity to review the seller’s offer and continue negotiation until we are inagreement.
The Closing Process
As we navigate the closing process you have the right to have the property professionally inspected. I have severalexcellent inspectors who can help with this task. As issues are identified, and most properties have challenges of somesort, we can ask the seller to address them, depending on our negotiation strategy. I’ll guide you every step along theway. If you have a lender, your bank will hire an appraiser to determine whether the property is worth the price you arepaying. This is to protect both your own and the bank’s interests.
On closing-day you and the seller will sign closing documents to transfer the property. If you have a loan, you will have asecond closing to sign loan documents; the lender then sends funds, the seller is paid, and title to the home is yours.
